A subdivision is the process used to create a legal lot of record. It can be used to create two or more lots from one existing lot and/or dedicate easements and right-of-way.
First, submit an application (as discussed above). Subdivision Plats are reviewed and approved administratively. After a subdivision plat is prepared by the applicant's surveyor and the documents are submitted to the City, the plat and accompanying documents are distributed to City staff and other agencies for review. Subdivisions with existing or proposed public improvements (water, sanitary sewer, roadways, etc.) must have construction plans approved, and a Developer’s Agreement shall be negotiated between the City and the Developer. The construction plans and the Developer’s Agreement input forms shall be submitted alongside the application for a subdivision. When the subdivision plat and Developer’s Agreement have been finalized and signed by all parties, the City Development Department submits the documents for recordation through the County Clerk’s office, creating a subdivision upon recordation.
